5 Signs Your Roof Needs Repairing
24th July 2026

Most roof problems give you warning long before they turn into an expensive leak. Spotting them early is the difference between a quick, affordable repair and a major job. Here are five signs worth watching for.
1. Water stains on ceilings or walls
A brown patch on an upstairs ceiling is the classic sign of a roof leak. Water can travel a surprising distance before it shows, so the stain is rarely directly under the fault. If you see one, get the roof looked at before the next heavy rain.
2. Slipped, cracked or missing tiles
Take a look at your roof from the ground, ideally after high winds. Gaps, slipped tiles or slates sitting at an angle all leave the roof exposed. One missing tile is cheap to replace now and expensive to ignore.
3. Damp or a musty smell in the loft
If your loft smells musty, or you can see damp patches on the timbers or daylight through the roof, water or condensation is getting in. Left alone this rots the structure and shortens the life of the whole roof.
4. Sagging or bowing
A roofline that dips or a section that looks like it is sagging can point to a structural problem underneath, often caused by long-term water damage. This one should never be left, so call a roofer promptly.
5. Blocked or overflowing gutters
Gutters that overflow, sag or leak send water down your walls instead of away from the house, causing damp and eventually damaging the roof edge, fascias and brickwork. Regular clearing prevents a lot of expensive problems.
